This project consisted of a 210,000-SF expansion to an existing facility. During the preliminary phase, it was determined that successful architectural design was contingent on two things: maximizing the existing building without relocating production equipment, and completing the project with minimal disruption to current production.

The expansion was meant to match the existing building in material and scale, and special care was taken when programming the interior spaces. Providing efficient office and ancillary space while maximizing storage and production areas was key to the success of this layout. For example, the office area needed to be in close proximity to the shipping, receiving, and truck dock areas on the east of the site, as well as employee parking north of the expansion layout. Taking advantage of the irregular shape of the site, recycling rooms were tucked into a southern corner of the building which also distanced the recycling truck dock away from the shipping truck docks.

The site design around the expansion balanced the function of an industrial facility, the safety of the employees and visitors, and the impact to the surrounding neighbors. The creation of separate entrances for truck, employee, and visitor traffic was critical for the overall safety of the site. The challenge of keeping the production facility operational during construction created an opportunity to design a central courtyard for mechanical and electrical equipment. This allowed enough space for deliveries to continue. The perimeter design incorporated the required detention pond with landscaping, ornamental fences, and a 740’ long sound wall. This mixture of screening will provide year-round visual intrigue and noise reduction.
